Dolphin Square is a unique and prestigious 1930s London development which is home to more than a thousand tenants. The owners proposed the creation of an outsourced service solution to enhance the overall tenant experience through a bundled services contract with a multi-disciplinary Facilities Support Team.

Following an initial diagnostic review which confirmed the feasibility of the strategy and validated its anticipated benefits from an FM perspective, The FM Guru Consultancy was asked to manage the outsourcing programme.

Scope:

This was a full scope outsourcing project involving strategy development, identifying the optimum outsourcing scope and establishing the most appropriate outsourcing model. FM Guru provided market information on potential tenderers, prepared, issued and assessed prequalification questionnaires and gave advice on FM standard forms of contract. 

Service specifications and tender documents were developed and assistance given with the creation of performance payment mechanisms.  The tender exercise itself was managed including organisation of tenderers meetings and visits, creating a tender baseline costing and assessing tender responses and presentations. Assistance was also given with post tender negotiations and mobilisation.

Results:

The project was completed on time and with minimum disruption to the ongoing operation. The new service was shown to enhance the reputation, brand and image of Dolphin Square thus encouraging increased sales, lets and repeat business. Efficacy of the new solution is ensured through a continuous feedback loop incorporating business direction, FM direction and the sales & marketing operation.
